Living room
with kitchen area.
View across the Eden Valley to Cross Fell, the highest peak in the Pennines.
A woodburning stove heats this room (and the rest of the cottage).
It is possible for the room to double as an extra bedroom.

The kitchen area is fitted out with a microwave oven, a Calor Gas cooker and a fridge.
All necessary cutlery, crockery and cooking utensils are provided.

with twin beds, wardrobe, etc.
Second bedroom with bunk beds, wardrobe, etc.
Bathroom with bath, shower, WC, wash basin and shaver point.


Ample car parking adjacent to the cottage.  Bedding, towels, etc are all provided.  Hot water by Calor gas.  Heating by wood-burning stove (supplementary heating in the bathroom and bedrooms by electric oil-filled radiators is available if required, powered via a £1-in-the-slot meter). Clothes may be washed in the machine in the wash house and hung on the line in the garden (there is a charge of  £1.00 per wash).

Pets: Please note that pets are welcome, but they should please be kept out of the bedrooms, and they must be kept under control where there are farm animals about.

Terms and conditions

1.  Bookings are normally from 2 p.m. on a Saturday to 10 a.m. the following Saturday.  Short breaks and other variations can be arranged.  See Price List for details.

2.  A deposit of  £40 per week is payable on booking, with the balance payable not less than 4 weeks before the holiday begins. Please phone or e-mail to check the availability of dates before sending your booking form.

3.  If you are compelled to cancel your holiday after the balance has been paid, please notify us immediately.  We will do all we can to re-let, but if we are not successful and your cancellation is within 4 weeks of your holiday date, the full balance will be payable.  We recommend that you take out an insurance policy against the risk of having to cancel in these circumstances.

4.  The tenant undertakes to keep the property and all furniture, fixtures and fittings in good order and to be responsible for any damage or loss.  The cottage must be left clean and tidy on departure.

5.  Whilst the owners of the cottage will do everything possible to make your stay a happy one, neither they nor their servants can be held responsible for any loss or damage affecting tenants, howsoever caused.

If you have any cause for complaint during your stay, please mention it immediately and we will do our best to put things right.
